Which is shown in the schedule of the first party, a house / plot / flat / shop / factory / industrial plot / of which the first party is the owner and occupant. There is no encumbrance of any kind on which. There is no loan of any kind on the immovable property shown in the schedule, from any bank or government or non-government institution. The concerned immovable property is not included in any auction or attachment etc. The concerned immovable property has not been transferred in any way before today on mortgage, baiy-hibba or in any other way. There is no obstruction of any kind from any department or any court regarding giving the immovable property on rent. The first party has accepted to give possession of the said immovable property as a tenant from date ————— on rent of Rs.———— per month. Regarding which the lease agreement has been made on date ————–. The first party and the second party consider it appropriate to execute the lease agreement. Therefore, now the first party and the second party execute the above mentioned lease agreement till date ————— that the first party has given its said amount of Rs. ————- per month on rent to the second party on the following conditions: –


1. That the possession of the place has been given to the second party from date ————– and this lease agreement will remain valid till date —————-.


2. During this period of rent, the second party will give the first party cash in advance in the form of rent at the rate of Rs. ———— per month till date ——————————– of every month.


3. That during the said period, the second party will bear the expenses of government rent, water and electricity on its own. Regarding which the first party will not raise any objection.


4. That after the expiry of the said period, the second party will return it to the first party. 5. That the first party will give the receipt of payment during the said period to the second party.


6. That if any dispute arises between the first party and the second party during the said period, then the arbitration decision will be acceptable to both the parties.


7. That the second party has paid Rs. ————————— (in words ——————— rupees) only in cash to the first party as security, which the first party will return to the second party without any interest at the time of vacating the concerned immovable property after deducting the outstanding rent and other liabilities etc.


8. That if the term of tenancy is extended after the above term, then the rent will increase at the rate of —– percent after every month ——– and the term of tenancy can be extended only with the consent of the first party.


9. That the second party will use the concerned immovable property only for ——— work.


10. That the second party will not do any kind of demolition or new construction on the concerned immovable property or any of its construction and will not give it on rent to any other person and the first party will have the right to come for inspection at any time, to which the second party will not have any objection and the second party will not do any such work which will be wrong in the eyes of law.


11. That the second party will himself do small repairs in the concerned immovable property such as problems in electrical wires, water leakage etc.


12. That whenever any party has to vacate or get the above immovable property vacated, it will give notice to the other party two months in advance.


13. That both the parties to the above lease agreement and their heirs etc. will always be bound and will follow its conditions.


Therefore, this lease agreement has been written so that it remains as a witness proof so that it can be used at the time.
